I had identified the property that I wanted, but had no idea how to engage with the landlord’s agent in order to reach a sensible deal. I know about business, and I wasn’t prepared to concede on every point, but I don’t know about property, so I didn’t really know how to move forward.

To mention some specifics, Jim argued away a £7,500 charge that the council wanted to levy, reduced the rent from £75,000 to £57,000 p.a., negotiated half rent for the first year, avoided our liability for, among other things, replacing the whole roof, got me the one-way break-clause that I wanted after 6 years, and agreed a schedule of works for the landlord to complete before we moved in.
I saved Jim’s whole fee – for 18 months of hard work on my behalf – in the first three months’ rent reduction he secured me.
